Common knowledge helps everyone
I think if you do something and it turns out pretty good, then you should go do something else wonderful, not dwell on it for too long.

Before incorporating visual aids into speeches, the speaker should understand that if used incorrectly, the visual will not be an aid, but a distraction.

You can't connect the dots looking forward, you can only connect them looking backwards.

It is necessary to choose a visual aid that is appropriate for the material and audience.

Trashing the place.
1) Had a family stay (with an infant!!!) in one of my apartments which left the apartment messier than no one had before - threw around all the mattresses, caused a fire alarm, broke the crib which I specially bought for them, broke the stove, and trashed the bathroom mirror.

2) husband got " " wasted" turned the water off outside. Then he let his 3 dogs use our deck for a bathroom! Ripped our toilet paper holder off the wall, broke into our owner's closet, threw it at our Mac & at a priceless stain glass window shattering both. Lost his keys so they couldn't leave! Wife called us & told us the house wasn't safe w/o water because they couldn't flush the toilets. I called the police. Police go & bring the town utilities guy. They figure out the water is off & he admits to turning it off. Then over our camera I tell husband to clean his dogs' crap up! He tells me to fuck off as he hits the camera!

Advice: you can claim additional cleaning fee via Airbnb. This is not an ordinary mess. Make sure you collect as much evidence as you can. You will have to provide it to Airbnb support.
Partying.
Apartment for 4 people - hosted a house party with 50 guests
Advice: as a habit, I tell guests that I live next door (even if I don't) and I will be seeing them on a daily basis. Guests with bad intentions usually don't follow through with booking after that.
Faulse accusations
Hello! My account was blocked by Airbnb twice, just because guests falsely accused us of having video surveillance on site and security problems. It took me one month to deal with Airbnb while my links were down. I had to send multiple pictures to Airbnb support.
Advice: it take time to straighten things out with Airbnb Support. It is better to have second account or be ready to open one, but you need to know that Airbnb can try to link you to another account, so there are steps precautions steps you have to take (change your IP, use another name etc.). For more information contact us.
Bringing in pets
We are not pet friendly. We had a handicapped guest request to bring her service dog. That was fine with us. In later we see on the camera she brought 6 large size dogs (husky/german Shepherds)with her! She in fact was handicapped but I had no idea she would bring the entire pack with her. It took hours upon hours to clean and we didn't get any extra for the "service animal".
Advice: as a habit, I tell guests that I live next door (even if I don't) and I will be seeing them on a daily basis. Guests with bad intentions usually don't follow through with booking after that.
Sexual advencement
In my shared home/airbnb a guest that asked if I was horny too and if I was willing to give it a go, after having drinks together with me and my friend at a local bar. He asked if my male friend was my bf and I said no. Next time anyone asks its a firm YES).
I politely declined and them heard him watching porn and 'doing it himself'. Thankfully he only stayed 1 night. all I thought is what the heck is this!!! I think he was so drunk he didn't remember it in the morning. He thanked me for the lovely stay and that he would love to stay again. I just kept my cool and wanted him out. I send him a dm in the next day or so that his behavior was very inappropriate, especially when staying at an airbnb with a lady and that next time he'd be better off staying at a hotel! Petra D.

Stealing things from the unit
One of the guests stole our flat 40" TV. They told it was a "refund" because they wasn't able to use boiler for hot water.
Advice: pursue this issue via Airbnb claims department. Or if you do direct deals, make sure you take substantial security deposit.
Leaving water/tv and other things on.
A guest left shower on. I checked the unit only next day.
Advice: provide check instruction to the guest before check out. Stop by your place asap after check out.
